What drives furnace replacement cost?
Efficiency rating (AFUE)
AFUE (Annual Fuel Utilization Efficiency) measures how much of the fuel burned becomes heat. An 80% AFUE furnace wastes 20 cents of every dollar of gas. A 96% AFUE furnace wastes only 4 cents. Higher efficiency costs more upfront but saves on gas bills — especially important in Calgary, where furnaces run 6–7 months a year.
Single-stage vs two-stage vs modulating
Single-stage furnaces run at 100% capacity or off. Two-stage furnaces have a low and high setting, running more efficiently on milder days. Modulating furnaces adjust output continuously for maximum comfort and efficiency — and the highest price.
Home size and BTU requirement
A furnace must be properly sized for your home. Oversized furnaces short-cycle (turn on and off frequently), reducing efficiency and lifespan. A proper Manual J load calculation should be part of any quote.
Ductwork condition
If your existing ductwork is undersized, leaky, or poorly configured, it may need modification to work with a new high-efficiency furnace. This can add $500–$3,000 to the project.
Venting requirements
High-efficiency furnaces (90%+ AFUE) use PVC venting instead of a metal flue. If your home currently has a standard-efficiency furnace, new PVC venting must be installed — typically routed through a wall rather than the chimney.
Alberta rebates for high-efficiency furnaces
Alberta and the federal government offer rebates for upgrading to high-efficiency heating equipment. Programs change frequently — confirm current availability with your HVAC contractor or directly with the program administrator before making a purchase decision.
- Canada Greener Homes Grant: up to $5,000 for eligible high-efficiency heating upgrades (requires pre- and post-retrofit EnerGuide evaluation)
- Enbridge Gas Home Efficiency Rebate Plus: rebates for qualifying high-efficiency furnaces and smart thermostats
- Some Calgary HVAC companies offer manufacturer rebates on specific equipment — ask for current promotions
Signs your furnace needs replacement (not just repair)
- Furnace is 15–20+ years old — average lifespan in Calgary is 15–25 years depending on maintenance
- Repair costs exceed 50% of the cost of a new unit
- Heating bills have increased significantly without a change in usage
- Uneven heating — some rooms much colder than others
- Frequent breakdowns — more than one repair in the past two years
- Yellow or flickering pilot light (should be blue) — possible carbon monoxide risk
- Excessive dust, soot, or unusual smells from vents
